As of May 2026, Columbus’s median ($300,770) is more than double Cleveland’s ($141,915) and Dayton’s ($137,917). That gap changes credit, down payment, and whether FHA or conventional is the realistic path — open the city page for the house, not a statewide average.

FHA limits are county-level, and Columbus is the outlier

Most Ohio counties use the 2026 FHA floor of $541,287 — including Cuyahoga and Summit. Franklin, Delaware, Licking, and neighboring Columbus-metro counties sit above that floor. Confirm the county, then use the FHA Ohio guide for how the limit is applied.

OHFA assistance is a layer on a first mortgage

OHFA Down Payment Assistance, Grants for Grads, and Ohio Heroes can sit on an FHA, VA, USDA, or conventional first mortgage from a participating lender. Qualifying for assistance is not the same as qualifying for the loan. City programs (Columbus ADDI, Cincinnati ADDI) only apply inside those city limits.

Ohio closings are title-company — until the file leaves the state

Title company state with an efficient county recording process. Typical financed purchases close in 35–42 days. Greater Cincinnati is the exception worth flagging: a Kentucky address is a different recording and licensing problem, not an Ohio OHFA file.
