Eligibility, Benefits & Local Programs
The short version
VA in Florida at a Glance
VA loans are a benefit earned through military service: eligible Florida veterans, active-duty service members, and qualifying spouses can buy with $0 down and no monthly mortgage insurance.
VA loans are guaranteed by the U.S. Department of Veterans Affairs and originated by VA-approved lenders like Intra Mortgage. You'll need a Certificate of Eligibility (COE), and the home must be your primary residence and pass a VA appraisal. Florida is one of the country's top states for veterans — a huge active-duty and retiree population, no state income tax, and property-tax exemptions for disabled veterans that can save thousands a year.
Florida housing market
Local Market Snapshot
Florida combines a large, liquid housing market with one of the biggest veteran and military communities in the country — and inventory has loosened, giving VA buyers room.
Statewide average — slower pace means more negotiating room
Longer than 2024Florida has one of the largest veteran populations in the U.S.
Steady demandNAS Jacksonville, NAS Pensacola, Eglin & Tyndall AFB, MacDill AFB & more
StatewideFlorida's military footprint spans the state — from NAS Jacksonville and the Pensacola/Panhandle bases to MacDill in Tampa — and it's a top retirement destination for veterans. One local reality to plan for: Florida homeowner's, wind, and flood insurance are separate from the loan but feed your monthly payment and VA residual-income review, so we quote them early.

Florida VA Borrower Profiles
Common veteran and service-member situations we see in Florida — and how the VA benefit works for each.
Stationed at NAS Pensacola, buying a $340,000 home. Full entitlement, so $0 down. First use with no down payment means a 2.15% funding fee (financed into the loan) unless a disability rating exempts it. No monthly mortgage insurance — but we quote wind/flood insurance early so the full payment is realistic.
Rated 100% permanent & total disabled, retiring near Tampa on a $360,000 home. The VA funding fee is waived, and a 100% rating can qualify for a total Florida property-tax exemption on the homestead — a large recurring saving in a no-income-tax state. We line up the COE and exemption paperwork early.
Sold a prior VA-financed home and restored full entitlement, now relocating to Jacksonville for a $410,000 purchase. VA has no loan limit with full entitlement, so the price is not a barrier. Subsequent use raises the funding fee unless exempt — we model both.
Wants a coastal condo. VA can finance a condo, but the project generally must be on the VA-approved list. We check the building's approval status before writing the offer — the most common way a Florida VA condo deal stalls — and factor wind/flood insurance into the payment.

Estimate your monthly payment. VA has no monthly mortgage insurance — the one-time funding fee is financed into the loan. In Florida, remember insurance is separate and can be significant; ask us for a full quote.

One-time, financed into the loan
P&I only — no monthly MI
Estimates only. The VA funding fee shown is the first-use rate for the selected down payment and is waived for most veterans with a service-connected disability; subsequent use is higher. No monthly mortgage insurance. Does not include property tax (a disabled-veteran exemption may apply), homeowner's / wind / flood insurance, or HOA / condo dues — which run higher in much of Florida. Not a commitment to lend.

A Florida Loan Officer's Take on VA

"Florida might be the best state in the country to use the VA benefit — huge veteran community, no income tax, and property-tax exemptions that can wipe out a disabled veteran's tax bill. The two things I always get ahead of here are insurance and condo approval, because those — not the loan — are what trip Florida buyers up. Handle them early and VA is hard to beat."

- Disabled-veteran funding-fee waiver and county property-tax exemption paperwork
